When is the equity appreciation fee charged?
Only when you sell your shares at a profit (at exit). If there's no gain, there's no charge. After 5 years of holding, the rate drops from 20% to 18% automatically.
What does the 8% rent collection fee cover?
Everything — online rent collection, payment processing (credit card fees), automatic receipts, tenant payment portal, and your real-time earnings dashboard. No extra charges.
What's included in the 12% full management?
All administrative responsibilities: tenant screening & placement, lease management & renewals, maintenance coordination, compliance tasks, plus everything in the rent collection plan. Repair and material costs are passed through at cost.
